Planning temporary works & propping in London
Temporary works and propping are the short-term supports that carry floors, walls and roof loads while a structural wall is taken out or a beam is put in. Adjustable steel props, timber spreaders and steel needles pass the weight safely down to the ground until the permanent steel is installed, packed tight and able to take the load itself.
Across London, temporary works & propping usually come up when people want more light, a better layout or a way through to a new extension. We can survey in places such as Enfield Town, Tottenham and Croydon and the villages around them. Whatever the reason, the beam is sized from calculations and the work is inspected before anything is covered.
What to expect
- Propping normally goes in on the first morning and stays until the beam is carrying. For a typical opening that is a few days, and longer where padstone mortar needs time to cure before the load is transferred onto it.
- When an external wall is propped, the opening is sheeted against rain and the house is kept secure overnight. Where props stand outside, ground conditions, drains and access paths are taken into account before they are set up.
- Props and needles cannot go where pipes, cables or flues run. Their positions are checked against services before any holes are cut, and anything in the way is isolated or rerouted first by the appropriate trade.
- Propping costs depend on how many props and needles the load calls for, how long they stay in, whether a separate temporary works design is required, and whether props must continue through a floor to reach solid ground.
- Props take up floor space for the length of the job, usually in the rooms on both sides of the wall. Furniture needs moving back, and nobody else in the house should knock, adjust or hang anything from the props.
Four stages, one team
Survey in London
We visit, look at the wall and what sits above it, measure the opening and note services, access and how the steel can be brought in.
Engineer's design
A structural engineer sizes the beam, padstones and any posts, and sets out the temporary support needed while the wall is out.
Building control
We submit a building notice or full plans application to the local council's building control team, so approval is in place before the wall is touched.
Install and sign-off
Props go in, the opening is formed, the steel is set and packed, building control inspects it, and we make good.
How much should I budget in London?
As a guide, budget £190–£640 including VAT for temporary works and propping in London, based on published UK cost guides adjusted for London prices (+28%).
| Job | Typical guide range | What it usually covers |
|---|---|---|
| Temporary works and propping | £190–£640 | Props, spreaders, needles and sole plates for a typical opening, installed and struck |
| Chimney breast removal (ground floor) | £1,900–£3,850 | Ground-floor breast removed, steel to support the breast above, building control and making good |
| Party wall surveyor (agreed surveyor, per neighbour) | £1,150–£2,550 per neighbour | Schedule of condition and award where a neighbour dissents; serving notice alone, where the neighbour consents, costs far less (England and Wales only) |
| Structural calculations for a beam | £320–£960 | Site measure or photos, beam and padstone design and calculations for building control |

Approvals in London
For London, building control is provided by the local council's building control team, or by a registered building control approver if preferred. We send them the engineer's calculations with a building notice or full plans application and book the inspections. Work done without approval can cause problems at sale and is far dearer to put right later.
Terraced and semi-detached homes often need party wall notices, because cutting into a shared wall to take a beam end is notifiable under the Party Wall etc. Act 1996. Allow at least two months for the notice period unless your neighbour agrees sooner.

Local questions answered
Do you cover London for temporary works & propping?
Yes. We carry out temporary works & propping in London. Book a free survey visit and we will check the wall, arrange the engineer's calculations and send an itemised written quote.
Which towns in London do you cover?
We cover towns including Brent, Islington, Westminster and Bexley, plus the villages and smaller towns around them.
Why do you need props to remove a wall?
Because the wall is holding up weight that still has to be supported while it is gone. Props and needles carry the floors, walls or roof above down to the ground until the new steel beam is fitted, packed and taking the load. Without them, the structure above could drop, crack or, at worst, collapse.
Does temporary propping need building control approval?
Not on its own, but the structural work it supports usually does. Removing a load-bearing wall or inserting a beam needs building regulations approval in England, Wales and Northern Ireland, and a building warrant in Scotland. The propping arrangement normally forms part of the engineer's calculations sent with that application.
How many props do I need to take out a load-bearing wall?
It depends on the span, the weight above and the strength of the floor the props stand on. The engineer's calculations or a temporary works design set the number and spacing. It is not something to guess, because too few props, or props in the wrong place, can let the structure move.
How long do props have to stay in after a beam is fitted?
Until the permanent steel is packed tight and able to carry the load. That includes time for the padstone and packing mortar to gain enough strength, which depends on the mix and the weather. On a typical opening, props are in for a few days before being released gradually.
