Temporary works & propping in Clydach: how it works

If you live in Clydach, temporary works & propping can usually be planned and priced after a single survey visit. Our coverage runs across Swansea, so nearby villages are included too. We cover SA6 and SA7, and we fix the price in writing once the layout and scope are agreed.

Propping is included in every structural job we quote, and we can also provide it as a separate service where a wall, lintel or chimney needs supporting while other work goes on. The layout of props, needles and spreaders follows the engineer's calculations or a temporary works design for the job.

Things to plan for

  • The order of work matters. Props go in and are tightened before any masonry is cut, the opening is formed in stages, and the props stay until the permanent steel is packed tight and the bedding mortar has gained enough strength.
  • Props and needles cannot go where pipes, cables or flues run. Their positions are checked against services before any holes are cut, and anything in the way is isolated or rerouted first by the appropriate trade.
  • In the UK, temporary works are generally managed following BS 5975, the code of practice for temporary works procedures. On bigger jobs that means a named coordinator, a written design and checks before props are loaded or taken out.
  • Propping costs depend on how many props and needles the load calls for, how long they stay in, whether a separate temporary works design is required, and whether props must continue through a floor to reach solid ground.
  • Needle holes leave neat square gaps in the wall above the new beam. Once the props are out, these are filled with brick or block and mortar, then plastered over with the rest of the making good.

Four stages, one team

  1. Free visit

A short visit to Clydach to see the job, agree what you want and check the bearings, floors and services that affect the design.

  2. Calculations

The engineer's calculations and a simple drawing are prepared for your opening and shared with you before anything is ordered.

  3. Building control

We submit the application or notice to Swansea Council under the Building Regulations as they apply in Wales, before work starts.

  4. Steel in, made good

On site we prop, open up, fit and pack the steel, then fire protect, box in and plaster once the inspection is done.

Approvals in Clydach

Welsh building regulations treat beams and new openings as controlled building work. We apply to Swansea Council on your behalf before anything is removed, give the commencement notice the 2026 Welsh rules require, and the steel is checked before it is boxed in.

The Party Wall etc. Act 1996 applies in Wales as well as England, so a beam bearing into a shared wall needs a party structure notice at least two months before work starts. We arrange notices through a party wall surveyor.

Local questions answered

Do you also work near Clydach?

Yes. We also cover nearby towns including Neath, Briton Ferry, Gorseinon and Ammanford.

Do I need a party wall agreement for temporary works & propping in Clydach?

Yes, if the beam bears into a shared wall: the Party Wall etc. Act 1996 applies in England and Wales, and a party structure notice must be served at least two months before that work starts. We arrange it through a party wall surveyor.

How many props do I need to take out a load-bearing wall?

It depends on the span, the weight above and the strength of the floor the props stand on. The engineer's calculations or a temporary works design set the number and spacing. It is not something to guess, because too few props, or props in the wrong place, can let the structure move.

What is needling a wall?

Needling means cutting holes through a wall just above where an opening will go and passing short steel beams, called needles, through them. Each needle is supported on props on both sides, so the masonry above rests on the needles while the wall below is removed and the permanent beam is fitted.

Do I need a temporary works design for my job?

Not always. For a simple single opening, the propping shown in the engineer's calculations is often enough. Bigger or more complex jobs, such as removing several walls, supporting chimney stacks or replacing a shopfront beam, may need a separate temporary works design from an engineer, following the BS 5975 approach.

Can I stay at home while the work is done in Clydach?

Usually, yes. The work area is screened and floors are protected. The rooms either side of the opening are out of action for a few days, and there is some noise and dust while the masonry comes out.
