Temporary works & propping in Powys: how it works
Temporary works and propping are the short-term supports that carry floors, walls and roof loads while a structural wall is taken out or a beam is put in. Adjustable steel props, timber spreaders and steel needles pass the weight safely down to the ground until the permanent steel is installed, packed tight and able to take the load itself.
Homes across Powys range from Victorian terraces to post-war semis and newer estates, and temporary works & propping look different in each. We can survey in places such as Llandrindod Wells, Welshpool and Brecon and the villages around them. We plan the steel, the temporary support and the approvals around the building, then fix the price in writing once the scope is agreed.
Things to plan for
- In older homes with lime mortar and soft bricks, the masonry above an opening can loosen once it is cut. The engineer may call for closer needle spacing or fuller support, because old walls can arch or drop in ways a modern wall does not.
- Props and needles cannot go where pipes, cables or flues run. Their positions are checked against services before any holes are cut, and anything in the way is isolated or rerouted first by the appropriate trade.
- Propping costs depend on how many props and needles the load calls for, how long they stay in, whether a separate temporary works design is required, and whether props must continue through a floor to reach solid ground.
- In the UK, temporary works are generally managed following BS 5975, the code of practice for temporary works procedures. On bigger jobs that means a named coordinator, a written design and checks before props are loaded or taken out.
- The order of work matters. Props go in and are tightened before any masonry is cut, the opening is formed in stages, and the props stay until the permanent steel is packed tight and the bedding mortar has gained enough strength.

Free visit
A short visit to Powys to see the job, agree what you want and check the bearings, floors and services that affect the design.
Calculations
The engineer's calculations and a simple drawing are prepared for your opening and shared with you before anything is ordered.
Building control
We submit the application or notice to Powys County Council under the Building Regulations as they apply in Wales, before work starts.
Steel in, made good
On site we prop, open up, fit and pack the steel, then fire protect, box in and plaster once the inspection is done.
What do temporary works & propping cost in Powys?
As a guide, budget £140–£460 including VAT for temporary works and propping in Powys, based on published UK cost guides adjusted for prices in Wales (-9%).
| Job | Typical guide range | What it usually covers |
|---|---|---|
| Temporary works and propping | £140–£460 | Props, spreaders, needles and sole plates for a typical opening, installed and struck |
| RSJ supply and fit (single beam) | £730–£2,280 per beam | Beam supplied, delivered, lifted and packed on padstones, with propping (calculations and approval priced separately) |
| Structural calculations for a beam | £230–£680 | Site measure or photos, beam and padstone design and calculations for building control |
| Party wall surveyor (agreed surveyor, per neighbour) | £820–£1,820 per neighbour | Schedule of condition and award where a neighbour dissents; serving notice alone, where the neighbour consents, costs far less (England and Wales only) |

Approvals in Powys
Welsh building regulations treat beams and new openings as controlled building work. We apply to Powys County Council on your behalf before anything is removed, give the commencement notice the 2026 Welsh rules require, and the steel is checked before it is boxed in.
The Party Wall etc. Act 1996 applies in Wales as well as England, so a beam bearing into a shared wall needs a party structure notice at least two months before work starts. We arrange notices through a party wall surveyor.

Temporary works & propping in Powys: your questions
How much do temporary works & propping cost in Powys?
As a guide, budget £140–£460 including VAT for temporary works and propping in Powys, based on published UK cost guides adjusted for prices in Wales (-9%). The exact figure depends on the span, what the wall carries, access and the finish, and is fixed in writing once the scope is agreed.
What happens at the survey visit in Powys?
We look at the wall, the floor and ceiling either side and what sits above, measure the opening you want, and note cables, pipes and access for the steel. It usually takes under an hour and there is no charge.
What is needling a wall?
Needling means cutting holes through a wall just above where an opening will go and passing short steel beams, called needles, through them. Each needle is supported on props on both sides, so the masonry above rests on the needles while the wall below is removed and the permanent beam is fitted.
How many props do I need to take out a load-bearing wall?
It depends on the span, the weight above and the strength of the floor the props stand on. The engineer's calculations or a temporary works design set the number and spacing. It is not something to guess, because too few props, or props in the wrong place, can let the structure move.
How long do props have to stay in after a beam is fitted?
Until the permanent steel is packed tight and able to carry the load. That includes time for the padstone and packing mortar to gain enough strength, which depends on the mix and the weather. On a typical opening, props are in for a few days before being released gradually.
Can props damage my floor?
They can if they are set up carelessly. Each prop concentrates load on a small area, so sole plates or boards are used to spread it, and on suspended timber floors props may be carried through to the ground below. Floor coverings are protected with boards and sheeting before any prop goes in.
