RSJ installation in the Scottish Borders: how it works
RSJ installation is the supply and fitting of a structural steel beam to carry load across an opening or in place of a wall. RSJ stands for rolled steel joist, an older name for an I-shaped steel section; most domestic beams today are universal beams. Installation covers fabrication to the engineer's design, delivery, lifting, bedding on padstones and packing tight.
From the first survey visit to the completion certificate, we take care of RSJ installation across the Scottish Borders. Towns we cover include Kelso, Peebles and Galashiels, among other places in the area. The engineer sizes the steel, we deal with Scottish Borders Council, and our team fits and packs the beam before making good.
What to expect
- If you already hold calculations from an architect or engineer, we install to those. Where something on site differs from the drawing, such as a weaker wall or a different joist direction, the engineer is asked to confirm before work carries on.
- Floor joists can rest on the bottom flange, hang from timber packers bolted into the web, or be notched to sit over the steel. The engineer specifies the connection, and it affects how flush the finished ceiling can be.
- The engineer chooses the section type for the job. Universal beams suit most spans, universal columns are stockier and used as posts or where depth is limited, parallel flange channels fit against walls or timbers, and box sections suit slim or exposed members.
- RSJ originally meant a rolled steel joist with tapered flanges. Most beams supplied for homes today are universal beams with parallel flanges, but the term RSJ has stuck, and builders, engineers and building standards all understand what it means.
- Where a long beam cannot be carried into a property in one piece, the engineer can design a bolted splice so it arrives in two or more lengths. The splice position and bolts are part of the calculations and must be installed exactly as drawn.
From survey to sign-off in the Scottish Borders
Free visit
A short visit to the Scottish Borders to see the job, agree what you want and check the bearings, floors and services that affect the design.
Calculations
The engineer's calculations and a simple drawing are prepared for your opening and shared with you before anything is ordered.
Building warrant
A building warrant is applied for from Scottish Borders Council, and work starts only once the warrant has been granted.
Steel in, made good
On site we prop, open up, fit and pack the steel, then fire protect, box in and plaster once the inspection is done.
What does RSJ installation cost in the Scottish Borders?
As a guide, budget £730–£2,280 per beam including VAT for rSJ supply and fit (single beam) in the Scottish Borders, based on published UK cost guides adjusted for prices in Scotland (-9%).
| Job | Typical guide range | What it usually covers |
|---|---|---|
| RSJ supply and fit (single beam) | £730–£2,280 per beam | Beam supplied, delivered, lifted and packed on padstones, with propping (calculations and approval priced separately) |
| Steel beam replacement | £1,800–£5,000 | Propping, removing the failed beam, new steel on proper bearings, approval and making good |
| Temporary works and propping | £140–£460 | Props, spreaders, needles and sole plates for a typical opening, installed and struck |
| Load-bearing wall removal with steel beam | £1,800–£4,550 | Typical internal wall up to about 4 m: calculations, building standards, propping, steel, padstones, fitting, fire protection and making good |

Building rules for the Scottish Borders
In Scotland, structural alterations need a building warrant under the Building (Scotland) Act 2003, and work must not start until the warrant is granted. For the Scottish Borders, warrants are handled by Scottish Borders Council's building standards service. When the work is finished, a completion certificate is submitted and has to be accepted by the council.
There is no party wall notice system in Scotland. Instead, check your title deeds and, for flats, the tenement management scheme, and talk to neighbours early if the beam bears into a shared wall.
Local questions answered
How soon can RSJ installation start in the Scottish Borders?
Start dates depend on the engineer's calculations, the building warrant and any agreement needed with neighbours. We give you a realistic timetable after the survey and keep you updated as each approval comes through.
Can you work on older or listed homes in the Scottish Borders?
Yes. Older homes often have lime mortar, timber lintels or shallow footings, which the engineer allows for. Listed buildings need listed building consent for internal structural changes as well as building regulations approval, and that must be in place first.
Can an RSJ be delivered in sections?
Yes, where access is tight. The engineer can design bolted splice joints so a long beam arrives in two or more pieces and is joined in place. The splice has to be part of the calculations from the start, because it changes how the beam carries load at that point.
What does RSJ stand for?
RSJ stands for rolled steel joist. It was the name for a hot-rolled I-shaped steel section with tapered flanges, and it is still used loosely for any steel beam in a house. Most steels fitted in homes today are universal beams, which do the same job with parallel flanges.
Who decides what size RSJ I need?
A structural engineer. The size depends on the span, the loads from floors, walls and roof above, how stiff the beam needs to be and how its ends are supported. We arrange calculations from a qualified engineer, or fit to calculations you already have, rather than guessing a size.
What is included in an RSJ supply and fit price?
Our itemised written quote sets out the calculations, building standards, steel and fabrication, delivery, lifting, padstones, propping, labour, fire protection and making good as separate lines. Once the specification and scope are agreed, the price is fixed in writing, so you know the full cost before work starts.
