Garage conversion openings in Argyll and Bute: how it works
Garage conversion openings are the structural changes that turn a garage into living space: infilling the garage door opening with a wall and window, and often forming a new opening between the garage and the house. The existing lintel or beam over the garage door is checked, and any new steel is sized by a structural engineer.
From the first survey visit to the completion certificate, we take care of garage conversion openings across Argyll and Bute. We can survey in places such as Dunoon, Campbeltown and Helensburgh and the villages around them. The engineer sizes the steel, we deal with Argyll and Bute Council, and our team fits and packs the beam before making good.
Things to plan for
- The price depends on whether the garage door beam needs replacing, the foundation needed for the infill, whether a new opening is formed into the house, the brick or cladding finish, and any fire separation work that has to be kept or added.
- The structural part of a garage conversion, covering the infill foundation, the wall and any new opening, typically takes one to two weeks. The full conversion with insulation, electrics, plastering and flooring takes longer, depending on the scope.
- An integral garage is usually separated from the house by fire-resisting construction. If part of it stays as a garage or store, that separation must be kept, and any new door between garage and house normally needs to be a fire door.
- The infill wall facing the street is the part everyone sees. Bricks and mortar are matched to the house as closely as possible, or the panel is rendered or clad, and the new window is aligned with the others on the front elevation.
- The beam or lintel over a garage door was designed to span an open gap. It may be timber, concrete or steel, and in older houses it can be undersized or corroded, so the engineer checks it before anything is built underneath or above it.
What happens, step by step
Look and measure
We check the wall, the span you want and what the wall is carrying, and photograph anything the engineer needs to see.
Design and price
Calculations come back from the engineer and we confirm your fixed written price, line by line.
Building warrant
A building warrant is applied for from Argyll and Bute Council, and work starts only once the warrant has been granted.
Fit, inspect, finish
The work is propped and the steel installed and packed tight. After inspection the opening is boxed, plastered and left clean.

Building control and neighbours in Argyll and Bute
In Scotland, structural alterations need a building warrant under the Building (Scotland) Act 2003, and work must not start until the warrant is granted. For Argyll and Bute, warrants are handled by Argyll and Bute Council's building standards service. When the work is finished, a completion certificate is submitted and has to be accepted by the council.
There is no party wall notice system in Scotland. Instead, check your title deeds and, for flats, the tenement management scheme, and talk to neighbours early if the beam bears into a shared wall.

Questions about garage conversion openings in Argyll and Bute
Which towns in Argyll and Bute do you cover?
We cover towns including Helensburgh, Dunoon, Oban and Campbeltown, plus the villages and smaller towns around them.
Can you work on older or listed homes in Argyll and Bute?
Yes. Older homes often have lime mortar, timber lintels or shallow footings, which the engineer allows for. Listed buildings need listed building consent for internal structural changes as well as building regulations approval, and that must be in place first.
What paperwork will I get when the conversion is done?
You should receive the engineer's calculations, a building standards completion certificate for the conversion, and certificates for any electrical or gas work. Keep these together, as buyers' solicitors ask for evidence that a garage conversion was approved, especially where a garage has become a bedroom or living space.
Can I convert an integral garage with a bedroom above?
Yes, and it is a common type of conversion. The main structural point is the beam over the garage door, which usually carries the front wall of the bedroom. The engineer checks its condition and capacity, and the floor between garage and bedroom may need fire protection and insulation upgrades as part of the work.
Do I need building regulations for a garage conversion?
Yes. Turning a garage into living space needs a building warrant, covering structure, foundations for the infill, insulation, ventilation, fire safety, escape and damp proofing. In Scotland a building warrant is required before work starts, and in Northern Ireland an application goes to the council's building standards. We handle the building standards application for the structural work.
Do I need a steel beam for a garage conversion?
Not always. If the existing beam over the garage door is sound and the infill wall sits on its own foundation, new steel may not be needed. Steel is usually required when forming an opening through a load-bearing wall into the house, or when the garage door beam is undersized or corroded. The engineer decides.
