Chimney breast removal in the Highlands: how it works

Chimney breast removal is taking out the projecting brickwork that houses the flues from fireplaces, usually to gain floor space or straighten a wall. If any of the breast or stack above stays in place, it must be carried on steel or another support the engineer designs and building standards accepts, so it is never left unsupported.

Chimney breast removal is one of the most common structural jobs in homes across the Highlands. That includes Fort William, Nairn and Alness, plus smaller towns and villages nearby. Every job starts with a survey visit, then calculations from a structural engineer, so the steel suits the house in front of us rather than a rule of thumb.

Key points for your project

  • A flue still serving a gas fire, boiler or wood burner cannot be removed until that appliance is disconnected and an alternative arranged. Work on any gas appliance or pipe must, by law, be done by a Gas Safe registered engineer.
  • Once the breast is gone, the wall behind it is often rough, sooty or uneven. It is cleaned back, dubbed out where needed and plastered flat, and the floor where the hearth sat is filled level to meet the surrounding boards or screed.
  • Gallows brackets are steel angle brackets fixed into the wall to hold a breast above. They are often not accepted where the remaining masonry is heavy or sits against the neighbour's breast, so the engineer and building standards decide which support method is suitable.
  • The price depends on how many floors the breast spans, whether the stack is kept or removed, the support method the engineer specifies, roof and scaffold work, and how much rubble needs taking away. Each is listed separately in the quote.
  • A chimney closed off at both ends can trap moisture and cause damp patches on the walls. Where part of a flue remains, a vent at room level and a ventilated cap on the pot keep air moving through it.

From survey to sign-off in the Highlands

  1. Survey in the Highlands

We visit, look at the wall and what sits above it, measure the opening and note services, access and how the steel can be brought in.

  2. Engineer's design

A structural engineer sizes the beam, padstones and any posts, and sets out the temporary support needed while the wall is out.

  3. Building warrant

A building warrant is applied for from The Highland Council, and work starts only once the warrant has been granted.

  4. Install and sign-off

Props go in, the opening is formed, the steel is set and packed, building standards inspects it, and we make good.

How much should I budget in the Highlands?

As a guide, budget £1,350–£2,750 including VAT for chimney breast removal (ground floor) in the Highlands, based on published UK cost guides adjusted for prices in Scotland (-9%).

Approvals in the Highlands

Scottish rules are stricter on timing than in England: the building warrant must be in place before the wall is touched. We prepare the application with the engineer's calculations and submit it to The Highland Council. The finished work is then certified and a completion certificate submitted for acceptance.

Scotland has no Party Wall Act. Work affecting a shared wall is governed by your title deeds and the general law, and in flats by the Tenements (Scotland) Act 2004, so it is sensible to agree the work with neighbours in writing before starting.

Local questions answered

Do you cover the Highlands for chimney breast removal?

Yes. We carry out chimney breast removal in the Highlands. Book a free survey visit and we will check the wall, arrange the engineer's calculations and send an itemised written quote.

Which towns in the Highlands do you cover?

We cover towns including Inverness, Fort William, Nairn and Thurso, plus the villages and smaller towns around them.

Can I remove a chimney breast on the ground floor only?

Yes, but whatever stays above must be properly supported. The structural engineer designs that support, usually a steel beam bearing onto walls that can take the load, and building standards must approve it before work starts. Leaving an upper breast or stack without adequate support is dangerous and is a problem surveyors look for.

Should I remove the chimney stack as well?

It often makes sense if the breast is coming out on every floor, because then nothing is left to support. It needs scaffolding and roof repairs, and in terraces the stack is often shared, so your side may not be removable without affecting your neighbour's. The engineer and building standards confirm what is possible.

How long does chimney breast removal take?

A ground-floor breast with a steel beam supporting the masonry above usually takes two to four working days, including propping, fitting the steel, removing the brickwork and basic making good. Full removal from ground floor to roof takes longer because of scaffolding, roofing work and weather, and plaster needs time to dry afterwards.

Will removing a chimney breast cause damp?

It can if the remaining flue is sealed with no airflow, because moisture and condensation get trapped inside. Fitting a vent in the remaining breast or wall and a ventilated cap on the chimney pot keeps air moving. If the stack is removed and the roof made good, the risk from the flue goes away.

Do I need a party wall agreement for chimney breast removal in the Highlands?

There is no Party Wall Act in Scotland. Your title deeds and the general law apply instead, and the Tenements (Scotland) Act 2004 for flats, so agree the work with your neighbour in writing before it starts.
