About our temporary works & propping service in Ayr
Planning temporary works & propping in Ayr? Our team covers KA7, KA8 and KA9 and the streets around them. We also cover the surrounding towns and villages in South Ayrshire. You get one written quote for the calculations, approvals, propping, steel and making good.
The moment a load-bearing wall is cut, whatever it was holding needs another route to the ground. Temporary works provide that route. Done well, nothing above moves, ceilings stay intact and the floor below is not overloaded. Done badly, it is where structural work goes wrong.
What to expect
- The order of work matters. Props go in and are tightened before any masonry is cut, the opening is formed in stages, and the props stay until the permanent steel is packed tight and the bedding mortar has gained enough strength.
- Props take up floor space for the length of the job, usually in the rooms on both sides of the wall. Furniture needs moving back, and nobody else in the house should knock, adjust or hang anything from the props.
- Adjustable steel props are the workhorse, with timber spreaders on top to share the load across several joists. Steel needles pass through the wall to carry masonry above an opening, and prop head attachments known as masonry support heads support brickwork without needles.
- In older homes with lime mortar and soft bricks, the masonry above an opening can loosen once it is cut. The engineer may call for closer needle spacing or fuller support, because old walls can arch or drop in ways a modern wall does not.
- Needle holes leave neat square gaps in the wall above the new beam. Once the props are out, these are filled with brick or block and mortar, then plastered over with the rest of the making good.
Four stages, one team
Look and measure
We check the wall, the span you want and what the wall is carrying, and photograph anything the engineer needs to see.
Design and price
Calculations come back from the engineer and we confirm your fixed written price, line by line.
Building warrant
A building warrant is applied for from South Ayrshire Council, and work starts only once the warrant has been granted.
Fit, inspect, finish
The work is propped and the steel installed and packed tight. After inspection the opening is boxed, plastered and left clean.

Approvals in Ayr
Scottish rules are stricter on timing than in England: the building warrant must be in place before the wall is touched. We prepare the application with the engineer's calculations and submit it to South Ayrshire Council. The finished work is then certified and a completion certificate submitted for acceptance.
There is no party wall notice system in Scotland. Instead, check your title deeds and, for flats, the tenement management scheme, and talk to neighbours early if the beam bears into a shared wall.

Local questions answered
How much do temporary works & propping cost in Ayr?
As a guide, budget £140–£460 including VAT for temporary works and propping in Ayr, based on published UK cost guides adjusted for prices in Scotland (-9%). The exact figure depends on the span, what the wall carries, access and the finish, and is fixed in writing once the scope is agreed.
What happens at the survey visit in Ayr?
We look at the wall, the floor and ceiling either side and what sits above, measure the opening you want, and note cables, pipes and access for the steel. It usually takes under an hour and there is no charge.
Can I hire props and support a wall myself?
Props can be hired, but propping a structure is skilled work with serious consequences if it goes wrong. The arrangement should come from an engineer's design, and the loads, floor strength and sequence all need checking. Structural propping should be left to a competent team working to that design.
Do I need a temporary works design for my job?
Not always. For a simple single opening, the propping shown in the engineer's calculations is often enough. Bigger or more complex jobs, such as removing several walls, supporting chimney stacks or replacing a shopfront beam, may need a separate temporary works design from an engineer, following the BS 5975 approach.
Can props damage my floor?
They can if they are set up carelessly. Each prop concentrates load on a small area, so sole plates or boards are used to spread it, and on suspended timber floors props may be carried through to the ground below. Floor coverings are protected with boards and sheeting before any prop goes in.
Who approves temporary works & propping in Ayr?
Structural work in Ayr needs a building warrant from South Ayrshire Council, granted before work starts. We prepare and submit it with the structural engineer's calculations and arrange the inspections, so the completion paperwork follows the job.
