RSJ installation in Lincolnshire: how it works

RSJ installation is the supply and fitting of a structural steel beam to carry load across an opening or in place of a wall. RSJ stands for rolled steel joist, an older name for an I-shaped steel section; most domestic beams today are universal beams. Installation covers fabrication to the engineer's design, delivery, lifting, bedding on padstones and packing tight.

RSJ installation in Lincolnshire follows the same careful process wherever the property is: a survey, an engineer's design, the right approval and safe temporary works. Towns we cover include Grantham, Lincoln and Grimsby, among other places in the area. We price it all up front so there are no surprises once the wall is open.

Things to plan for

  • An RSJ inside a home commonly needs 30-minute fire resistance where it supports elements of structure. Fire-rated plasterboard boxing is the usual method, with intumescent paint used when the beam is to remain visible.
  • Packing is what makes the beam work. Steel shims and dry-pack mortar fill the gap between the top flange and the structure above, so the load transfers onto the steel without the floor or wall settling down onto it.
  • Heavy steels are raised with suitable lifting equipment rather than by hand alone. Manual handling is planned so nobody carries more than is safe, and the lift is coordinated so the beam goes up level onto both bearings together.
  • RSJ originally meant a rolled steel joist with tapered flanges. Most beams supplied for homes today are universal beams with parallel flanges, but the term RSJ has stuck, and builders, engineers and building control all understand what it means.
  • If you already hold calculations from an architect or engineer, we install to those. Where something on site differs from the drawing, such as a weaker wall or a different joist direction, the engineer is asked to confirm before work carries on.

How the job runs in Lincolnshire

  1. Free visit

A short visit to Lincolnshire to see the job, agree what you want and check the bearings, floors and services that affect the design.

  2. Calculations

The engineer's calculations and a simple drawing are prepared for your opening and shared with you before anything is ordered.

  3. Building control

We submit a building notice or full plans application to the local council's building control team, so approval is in place before the wall is touched.

  4. Steel in, made good

On site we prop, open up, fit and pack the steel, then fire protect, box in and plaster once the inspection is done.

How much should I budget in Lincolnshire?

As a guide, budget £780–£2,450 per beam including VAT for rSJ supply and fit (single beam) in Lincolnshire, based on published UK cost guides adjusted for prices in the East Midlands (-2%).

JobTypical guide rangeWhat it usually covers
RSJ supply and fit (single beam)£780–£2,450 per beamBeam supplied, delivered, lifted and packed on padstones, with propping (calculations and approval priced separately)

Load-bearing wall removal with steel beam£1,950–£4,900Typical internal wall up to about 4 m: calculations, building control, propping, steel, padstones, fitting, fire protection and making good
Fire protection to a steel beam£150–£590 per beamFire-rated board boxing or an intumescent coating system as specified

Building control and neighbours in Lincolnshire

In England, taking out a load-bearing wall or putting in a beam is building work under the Building Regulations 2010. It needs approval from building control, either the local council's building control team or a registered building control approver, through a full plans application or a building notice. Part A covers the structure and Part B covers fire safety, which is why steel in homes is usually fire protected.

If the beam bears into a wall you share with a neighbour, the Party Wall etc. Act 1996 applies, and a party structure notice must be served at least two months before that work starts. We arrange this through a party wall surveyor.

Questions about RSJ installation in Lincolnshire

Can you work on older or listed homes in Lincolnshire?

Yes. Older homes often have lime mortar, timber lintels or shallow footings, which the engineer allows for. Listed buildings need listed building consent for internal structural changes as well as building regulations approval, and that must be in place first.

Do you cover Lincolnshire for RSJ installation?

Yes. We carry out RSJ installation in Lincolnshire. Book a free survey visit and we will check the wall, arrange the engineer's calculations and send an itemised written quote.

What is included in an RSJ supply and fit price?

Our itemised written quote sets out the calculations, building control, steel and fabrication, delivery, lifting, padstones, propping, labour, fire protection and making good as separate lines. Once the specification and scope are agreed, the price is fixed in writing, so you know the full cost before work starts.

How heavy is an RSJ and how is it lifted?

Weight varies widely with the section and length, from beams a small team can carry to steels needing mechanical lifting. The lift is planned at the survey, using enough people, trolleys and suitable lifting equipment so the beam goes up safely and level onto both bearings.

Who decides what size RSJ I need?

A structural engineer. The size depends on the span, the loads from floors, walls and roof above, how stiff the beam needs to be and how its ends are supported. We arrange calculations from a qualified engineer, or fit to calculations you already have, rather than guessing a size.

Do I need building regulations approval to fit an RSJ?

Yes, when the RSJ carries structural load such as a wall, floor or roof. In England and Wales building control is notified or approved beforehand, Northern Ireland needs a council application before work starts, and Scotland requires a building warrant first. A completion certificate confirms sign-off at the end.
