RSJ installation in Hertfordshire: how it works

RSJ installation is the supply and fitting of a structural steel beam to carry load across an opening or in place of a wall. RSJ stands for rolled steel joist, an older name for an I-shaped steel section; most domestic beams today are universal beams. Installation covers fabrication to the engineer's design, delivery, lifting, bedding on padstones and packing tight.

We carry out RSJ installation throughout Hertfordshire, for homeowners, landlords and builders who need the structural part done properly. That includes Bishops Stortford, Hemel Hempstead and Borehamwood, plus smaller towns and villages nearby. You get an itemised written quote that shows the calculations, approvals, steel, labour and finishing as separate lines.

Worth knowing before you start

  • Padstones spread the concentrated load from each beam end into the masonry below. They may be concrete, engineering brick or a steel plate, depending on the engineer's design and the strength of the wall beneath.
  • RSJ originally meant a rolled steel joist with tapered flanges. Most beams supplied for homes today are universal beams with parallel flanges, but the term RSJ has stuck, and builders, engineers and building control all understand what it means.
  • Steel for internal use is normally delivered with a primer coat to protect it during installation. Beams in damp positions, within external walls or exposed outside need a more robust coating or galvanising, as the engineer specifies.
  • Floor joists can rest on the bottom flange, hang from timber packers bolted into the web, or be notched to sit over the steel. The engineer specifies the connection, and it affects how flush the finished ceiling can be.
  • Where a long beam cannot be carried into a property in one piece, the engineer can design a bolted splice so it arrives in two or more lengths. The splice position and bolts are part of the calculations and must be installed exactly as drawn.

Four stages, one team

  1. Survey in Hertfordshire

We visit, look at the wall and what sits above it, measure the opening and note services, access and how the steel can be brought in.

  2. Engineer's design

A structural engineer sizes the beam, padstones and any posts, and sets out the temporary support needed while the wall is out.

  3. Building control

We submit a building notice or full plans application to the local council's building control team, so approval is in place before the wall is touched.

  4. Install and sign-off

Props go in, the opening is formed, the steel is set and packed, building control inspects it, and we make good.

How much should I budget in Hertfordshire?

As a guide, budget £850–£2,650 per beam including VAT for rSJ supply and fit (single beam) in Hertfordshire, based on published UK cost guides adjusted for prices in the East of England (+6%).

JobTypical guide rangeWhat it usually covers
RSJ supply and fit (single beam)£850–£2,650 per beamBeam supplied, delivered, lifted and packed on padstones, with propping (calculations and approval priced separately)
Temporary works and propping£160–£530Props, spreaders, needles and sole plates for a typical opening, installed and struck
Load-bearing wall removal with steel beam£2,100–£5,300Typical internal wall up to about 4 m: calculations, building control, propping, steel, padstones, fitting, fire protection and making good
Steel goalpost frame£2,100–£6,350Two posts and a beam bolted as a frame, pad foundations, base plates and fitting

Approvals in Hertfordshire

For Hertfordshire, building control is provided by the local council's building control team, or by a registered building control approver if preferred. We send them the engineer's calculations with a building notice or full plans application and book the inspections. Work done without approval can cause problems at sale and is far dearer to put right later.

Terraced and semi-detached homes often need party wall notices, because cutting into a shared wall to take a beam end is notifiable under the Party Wall etc. Act 1996. Allow at least two months for the notice period unless your neighbour agrees sooner.

Local questions answered

Can you work on older or listed homes in Hertfordshire?

Yes. Older homes often have lime mortar, timber lintels or shallow footings, which the engineer allows for. Listed buildings need listed building consent for internal structural changes as well as building regulations approval, and that must be in place first.

Which towns in Hertfordshire do you cover?

We cover towns including Watford, Hemel Hempstead, Stevenage and St Albans, plus the villages and smaller towns around them.

Can an RSJ be delivered in sections?

Yes, where access is tight. The engineer can design bolted splice joints so a long beam arrives in two or more pieces and is joined in place. The splice has to be part of the calculations from the start, because it changes how the beam carries load at that point.

Is an RSJ the same as a steel beam?

In everyday use, yes. Builders and homeowners call most steel beams RSJs, whether they are universal beams, channels or columns. Technically an RSJ is one particular older section shape, but the engineer's drawing names the exact section type, so there is no confusion on site.

How heavy is an RSJ and how is it lifted?

Weight varies widely with the section and length, from beams a small team can carry to steels needing mechanical lifting. The lift is planned at the survey, using enough people, trolleys and suitable lifting equipment so the beam goes up safely and level onto both bearings.

Does an RSJ need to be painted or boxed in?

Usually it needs fire protection, most often by boxing in with fire-rated plasterboard and skimming. If you want the steel on show, an intumescent paint system can be applied to the specified thickness and then top-coated in your chosen colour. The fabrication primer is not fire protection on its own.

How much does RSJ installation cost in Hertfordshire?

As a guide, budget £850–£2,650 per beam including VAT for rSJ supply and fit (single beam) in Hertfordshire, based on published UK cost guides adjusted for prices in the East of England (+6%). The exact figure depends on the span, what the wall carries, access and the finish, and is fixed in writing once the scope is agreed.
