Planning loft conversion steels in Dumfries and Galloway

Loft conversion steels in Dumfries and Galloway follows the same careful process wherever the property is: a survey, an engineer's design, the right approval and safe temporary works. We work in Lockerbie, Castle Douglas and Dumfries and the surrounding villages. We price it all up front so there are no surprises once the wall is open.

Worth knowing before you start

  • Water tanks, cables, aerial leads and bathroom extract ducts often sit exactly where the steel needs to go. They are moved before the beams arrive, and old cold water tanks are frequently removed as part of the wider loft project.
  • Headroom in the finished loft depends partly on where the floor steels sit. Setting them low, between the existing ceiling joists, keeps more height upstairs, and the engineer and loft designer agree the levels together.
  • Steels supporting a loft floor commonly need 30-minute fire resistance in a typical house. That is usually achieved with fire-rated plasterboard below and around the steel, to the specification agreed with building standards.
  • A rear dormer removes part of the roof slope, so the rafters above lose their support at the lower end. A ridge beam or a beam along the dormer's front edge carries them instead, designed for the dormer width and the weight of the roof.
  • Ceiling joists in most houses are too shallow to carry people, furniture and a bathroom. Rather than loading them, steel beams span between the walls and new, deeper floor joists hang from them, sitting just above the old ceiling.

Four stages, one team

  1. Look and measure

We check the wall, the span you want and what the wall is carrying, and photograph anything the engineer needs to see.

  2. Design and price

Calculations come back from the engineer and we confirm your fixed written price, line by line.

  3. Building warrant

A building warrant is applied for from Dumfries and Galloway Council, and work starts only once the warrant has been granted.

  4. Fit, inspect, finish

The work is propped and the steel installed and packed tight. After inspection the opening is boxed, plastered and left clean.

Approvals in Dumfries and Galloway

In Scotland, structural alterations need a building warrant under the Building (Scotland) Act 2003, and work must not start until the warrant is granted. For Dumfries and Galloway, warrants are handled by Dumfries and Galloway Council's building standards service. When the work is finished, a completion certificate is submitted and has to be accepted by the council.

There is no party wall notice system in Scotland. Instead, check your title deeds and, for flats, the tenement management scheme, and talk to neighbours early if the beam bears into a shared wall.

Local questions answered

What happens at the survey visit in Dumfries and Galloway?

We look at the wall, the floor and ceiling either side and what sits above, measure the opening you want, and note cables, pipes and access for the steel. It usually takes under an hour and there is no charge.

Do you cover Dumfries and Galloway for loft conversion steels?

Yes. We carry out loft conversion steels in Dumfries and Galloway. Book a free survey visit and we will check the wall, arrange the engineer's calculations and send an itemised written quote.

Do all loft conversions need steel beams?

Most do, but not all. Steels are usually needed to carry the new floor, replace purlins and struts, or support the roof around a dormer. Some smaller conversions use deeper timber joists or engineered timber instead. A structural engineer decides what the roof and walls need after a survey.

How do you get steel beams into a loft?

It depends on access. Beams are often passed in through an opening made in the roof or a gable window, or brought up in shorter sections and bolted together in the loft where the engineer's design allows. For long or heavy steels a hoist or crane may be used, planned in advance.

What is a ridge beam in a loft conversion?

A ridge beam is a steel beam running along the top of the roof to support the rafters when their usual support is removed, such as when a large dormer is built or a hipped roof is converted to a gable. The engineer decides whether one is needed and specifies it.

Can I stay in my house during a loft conversion?

Usually, yes. Most of the steel work happens in the roof space, with access through the loft hatch or a roof opening, so the rest of the house stays usable. Expect noise while pockets are cut into the walls and some dust on the landing, which is screened off.
