What lintel replacement involves in Moray

Lintel replacement is the removal of a failed beam above a window, door or other opening and its replacement with a new lintel specified by a structural engineer. The masonry above is held on temporary supports while the old lintel comes out, the new one is bedded level on sound bearings, and the brickwork and plaster around it are rebuilt and made good.

Lintel replacement is one of the most common structural jobs in homes across Moray. That includes Lossiemouth, Elgin and Buckie, plus smaller towns and villages nearby. Every job starts with a survey visit, then calculations from a structural engineer, so the steel suits the house in front of us rather than a rule of thumb.

What to expect

  • Bay windows often rely on a timber beam, sometimes called a bressummer, across the front of the bay. When it rots, the bay roof and the brickwork over it can drop, and the engineer may specify a steel replacement instead.
  • The replacement is specified by a structural engineer, who looks at the opening width, the wall construction and what the lintel carries, such as floor joists, a bay roof or a gable. Solid walls and cavity walls usually call for different lintel types.
  • Older steel lintels and bare steel angles can corrode where water sits on them. Rust takes up more room than the steel it comes from, so a corroding lintel can lift the brick course above it and open up horizontal cracks.
  • Windows and doors can often stay in place during a lintel replacement, keeping the house secure and weathertight. Where a frame has been carrying sagging brickwork for some time, it may need adjusting or replacing once the new lintel takes the load.
  • Cables for outside lights, burglar alarms and doorbells often run just above window and door heads. These are noted at the survey and made safe by an electrician before the brickwork is opened up, then reinstated afterwards.

Four stages, one team

  1. Survey in Moray

We visit, look at the wall and what sits above it, measure the opening and note services, access and how the steel can be brought in.

  2. Engineer's design

A structural engineer sizes the beam, padstones and any posts, and sets out the temporary support needed while the wall is out.

  3. Building warrant

A building warrant is applied for from Moray Council, and work starts only once the warrant has been granted.

  4. Install and sign-off

Props go in, the opening is formed, the steel is set and packed, building standards inspects it, and we make good.

Building rules for Moray

In Scotland, structural alterations need a building warrant under the Building (Scotland) Act 2003, and work must not start until the warrant is granted. For Moray, warrants are handled by Moray Council's building standards service. When the work is finished, a completion certificate is submitted and has to be accepted by the council.

There is no party wall notice system in Scotland. Instead, check your title deeds and, for flats, the tenement management scheme, and talk to neighbours early if the beam bears into a shared wall.

Local questions answered

Can you work on older or listed homes in Moray?

Yes. Older homes often have lime mortar, timber lintels or shallow footings, which the engineer allows for. Listed buildings need listed building consent for internal structural changes as well as building regulations approval, and that must be in place first.

Can I stay at home while the work is done in Moray?

Usually, yes. The work area is screened and floors are protected. The rooms either side of the opening are out of action for a few days, and there is some noise and dust while the masonry comes out.

Why is my concrete lintel cracking and flaking?

Usually because the steel reinforcement inside has rusted. Rust takes up more space than steel, so it pushes the concrete cover off, exposing more steel to damp and speeding up the damage. An engineer checks whether the lintel can still do its job, but in many cases replacement is the sensible fix.

How long does lintel replacement take?

Most single openings take one to two working days on site, covering propping, removing the old lintel, fitting the new one and rebuilding the brickwork. Upper-floor lintels needing scaffolding, wide bay windows, and jobs where bricks must be sourced to match can all take longer.

Do I need scaffolding to replace a lintel?

For ground-floor windows and doors, usually not, as props and a stable platform from the ground are enough. First-floor and higher openings normally need scaffolding or a tower so the brickwork can be rebuilt safely, and that cost appears as its own line in the quote.

Can a lintel be replaced without removing the window?

Often, yes. The brickwork above is propped, the old lintel is taken out and the new one fitted while the frame stays in place under protection. If the frame has been carrying weight because the old lintel sagged, it may need easing or adjusting once the new lintel is in.

How much does lintel replacement cost in Moray?

As a guide, budget £360–£1,090 per lintel including VAT for lintel replacement in Moray, based on published UK cost guides adjusted for prices in Scotland (-9%). The exact figure depends on the span, what the wall carries, access and the finish, and is fixed in writing once the scope is agreed.
