About our kitchen-diner knock-throughs service in the Isle of Wight

Kitchen-diner knock-throughs remove the wall between a kitchen and a dining room to create one open-plan room, with a steel beam carrying whatever the wall supported. The work is planned around the kitchen itself: gas, water, waste and extraction runs, where units and any island will go, and how the ceiling should look once the steel is in.

From the first survey visit to the completion certificate, we take care of kitchen-diner knock-throughs across the Isle of Wight. Coverage takes in Cowes, Ryde and Sandown and everywhere in between. The engineer sizes the steel, we deal with building control, and our team fits and packs the beam before making good.

Things to plan for

  • A flush beam sits up within the depth of the ceiling so the kitchen and dining ceilings run as one flat surface. It suits continuous downlights and long runs of wall units, but each joist has to be connected into the beam, which adds labour.
  • If the kitchen also opens onto the hallway, the change can affect the escape route from the bedrooms. Building control checks how people would get out in a fire, and smoke alarms, a fire door or other measures may be required as part of approval.
  • Settle the kitchen layout before the steel is designed. If the engineer needs a column or a deeper beam, it is far easier to plan an island, tall units or the hob position around it at drawing stage than after the units are ordered.
  • Cooker hood ducting that currently runs out through the wall may need a new route once the wall goes. Ducting can often be run in the ceiling void alongside the beam, but the beam's position and depth need to be known first.
  • While the wall is out you will usually be without a working kitchen for several days. Many households set up a kettle, microwave and fridge in another room for that period and plan simple meals that need little cooking.

Four stages, one team

  1. Survey in the Isle of Wight

We visit, look at the wall and what sits above it, measure the opening and note services, access and how the steel can be brought in.

  2. Engineer's design

A structural engineer sizes the beam, padstones and any posts, and sets out the temporary support needed while the wall is out.

  3. Building control

We submit a building notice or full plans application to the local council's building control team, so approval is in place before the wall is touched.

  4. Install and sign-off

Props go in, the opening is formed, the steel is set and packed, building control inspects it, and we make good.

Building rules for the Isle of Wight

In England, taking out a load-bearing wall or putting in a beam is building work under the Building Regulations 2010. It needs approval from building control, either the local council's building control team or a registered building control approver, through a full plans application or a building notice. Part A covers the structure and Part B covers fire safety, which is why steel in homes is usually fire protected.

Terraced and semi-detached homes often need party wall notices, because cutting into a shared wall to take a beam end is notifiable under the Party Wall etc. Act 1996. Allow at least two months for the notice period unless your neighbour agrees sooner.

Questions about kitchen-diner knock-throughs in the Isle of Wight

Can I stay at home while the work is done in the Isle of Wight?

Usually, yes. The work area is screened and floors are protected. The rooms either side of the opening are out of action for a few days, and there is some noise and dust while the masonry comes out.

Which towns in the Isle of Wight do you cover?

We cover towns including Newport, Ryde, Cowes and Sandown, plus the villages and smaller towns around them.

How long will I be without a kitchen?

The structural work itself usually takes three to six working days, and the kitchen is out of action during that time. After that come plastering, drying, flooring and the kitchen fit, so the overall period without a finished kitchen depends mostly on your fitter's programme and when the units are delivered.

Should I do the knock-through before or after fitting a new kitchen?

Before. The steel, any column, the floor levelling and the plastering all need to be finished first, so the kitchen fitter works in a dry, square room with services already in position. Fitting units and then taking out a wall risks damage and rework, and the beam position can affect where wall units go.

Do I need building regulations for a kitchen-diner knock-through?

Yes, if the wall is structural. In England it needs building regulations approval through a full plans application or a building notice, in Wales an application under the Welsh regulations, and electrics and any change to fire escape routes are checked too. Scotland requires a building warrant before work starts, and Northern Ireland requires an application to council building control. We handle the application or notice.

Do I need permission from my landlord or freeholder to open up a kitchen?

If you own a leasehold flat, usually yes. The lease will normally require the freeholder's or landlord's written consent for structural alterations, so get that before any work is booked. Freehold houses do not need this, and planning permission is not normally needed for internal changes unless the building is listed.

How much do kitchen-diner knock-throughs cost in the Isle of Wight?

As a guide, budget £2,800–£6,700 including VAT for kitchen-diner knock-through in the Isle of Wight, based on published UK cost guides adjusted for prices in the South East (+12%). The exact figure depends on the span, what the wall carries, access and the finish, and is fixed in writing once the scope is agreed.
